WHAT WE DO

The process will then work as follows:

Step 1

You will have the opportunity to have a face-to-face meeting with us. The purpose of the meeting is to:
1. Understand your needs.
2. Explain the service in detail.
3. Answer ALL your questions.

Step 3

Our company will spend £3000-£5000 of our own funds to refurbish your property. You get this home improvement for free.

Step 5

The tenants move in and are managed by our team with no claim on your time whatsoever. The tenants have beautiful and comfortable accommodation, we make a profit every month and you the Landlord receives a free refurbishment, guaranteed rent without voids and a property refurbished for free, no calls from tenants and no fees to pay. WIN-WIN-WIN!

Step 7

At the end of our Agreement, you have the option of renewing our agreement or alternatively, we hand your property back to you.

Step 2

If you decide that our service matches your needs, a Management Agreement will be drafted, centred around your needs & shared with you. A legally binding “Management Agreement” will be signed & your RENT WILL BE GUARANTEED by us throughout this time WITHOUT ANY FEES. You have no tenants, agents or tradesmen to deal with. We will deliver to you a completely hands-off and hassle-free service.

Step 4

Our staff will market the property to WORKING PROFESSIONALS and set up the tenancies at no cost to you.

Step 6

Our company covers the costs of the maintenance of your property throughout the duration of our agreement, except for structural repairs and repair of Central Heating Systems. Our network of tradesmen is vetted for quality and we negotiate low rates on the basis of the high volume of work they receive from us all year round.

  • All utilities paid from our company bank account.
  • Problem tenants will be a thing of the past; we will manage all tenants and ALL issues relating to tenants. No more phone calls for you in the middle of the night or at any time during the day.
  • Refurbishment: If the property requires it, we will carry out a refurbishment at our expense. However, we will ask for a contribution from you for safety features upgrade and new carpets if these are needed and this will be negotiable. Any contribution from you can be paid in instalments and deducted from the rent due to you. Any amount spent on the house will of course add to the value of your property and you will not lose.
  • In relation to larger maintenance issues such as structural repairs and work to or replacement of the central heating system/boiler, we will request that this is financed by you. You will however have the choice of having this arranged by us at low cost. We will always inform you of such issues.
  • We manage Deposits which are securely placed into a Government Deposit (DPS) Scheme and we arrange Referencing.
  • We have an experienced and efficient team of tradesmen, who work for us at low cost.
  • We carry out regular inspections: a monthly inspection of each property’s communal areas and a thorough 3-monthly check of the whole property. Any damages or repairs are seen to within 24 hours unless new parts are needed.
  • Our office staff take calls and messages 0900-1700 Mon-Fri and should you need to speak to us, we make ourselves accessible 7 days a week.
